When beginning the search for your
dream home it is always best to sit down
and make a list of your “wants and needs” early-on in the process. Understand that
this list will most likely change as you learn more about the housing options in your desired demographic area. However, whatever the conisderation may be, determining features and amenities that
you consider “absolutes”, will definitely
make the search for your dream home
a lot easier! Remember this is your

Tip #2: Preview The Area
Before you buy, get the lay of the land – drop by morning noon and night. Drive by the house at all hours of the day to see what’s happening in the neighborhood. Do your regular commute from the house to make sure it is something you can grow accustomed to on a daily basis. Find out how far it is to the nearest grocery store and other services. Even if you don’t have children, research the schools because it affects the value of your home in a very big way.
Tip #3: Keep An Open Mind
It’s important to have an open mind when you’re looking for your new home, especially for many first-time buyers who are on a budget. Make sure you’re being realistic for what is available in the area that you want to live in, while also staying within your budget. Remember that many cosmetic items in a home can be replaced pretty easily without spending too much. And it can be fun to have a few small projects to make your first home your own!
Tip #4: Pick The Right Home Type
Weigh the pros and cons of different types of homes, given your lifestyle and budget. A condominium or townhome may be more affordable than a single-family home, but shared walls with neighbors will mean less privacy.
Don't forget to budget for Homeowners Association fees when shopping for condos and townhomes, or houses in planned or gated communities.
Think about your long-term needs and whether a starter home or forever home will meet them best. If you plan to start or expand your family, it may make sense to buy a home with extra room to grow.
Tip #5: Stick To Your Budget
A lender may offer to loan you more than
what is comfortably affordable, or you may
feel pressure to spend outside your comfort zone to beat another buyer’s offer.
To avoid financial stress down the road, set a price range based on your budget, and then stick to it.
It is good practice to look at properties below your price limit to give some wiggle room for bidding in a competitive market.
